Project Plan & Scope
This whole home remodel in Kirkland, WA, will begin with one coordinated plan for structural alterations, floor plan layout redesign, utility upgrades, custom interior finishes, and exterior repairs. The plan will connect the relocated kitchen and expanded entry foyer with three fully renovated custom bathrooms, two modern gas fireplaces, new premium flooring, custom staircase improvements, high-efficiency replacement doors, designer lighting fixtures, and a rebuilt outdoor deck.
Interior design, structural engineering, and permit planning will establish the sequence. We will remove the marked kitchen and hallway walls and replace them with the planned beam and posts. Relocating the kitchen will also require raising the dining-room window sill, flattening the dropped ceiling, and opening the entrance by removing the closet and unused framed space.
Opening the plan will create access for new plumbing and electrical work, an upgraded main panel, and revised gas piping for the kitchen and fireplaces. We will then rebuild the primary bathroom, secondary bathroom, and powder room as part of the same coordinated renovation.
We will use LVP flooring to tie together the main and lower floors, while carpet softens the second level. New cabinetry and countertops will be coordinated with drywall repairs, wall texture, paint, and updated lighting so the rooms share one consistent finish language.
We will replace the staircase pony wall with an open rail featuring a custom wood handrail, black metal balusters, and matching newel posts. Interior and exterior doors will be replaced, and we will repair damaged deck framing before installing new composite decking, rebuilt stairs, and black aluminum railings.

Room 1 · Kitchen
Old Enclosed KitchenThe original kitchen sat closed off behind enclosing walls and a dropped ceiling.The enclosed walls and dropped ceiling limited light and separated the kitchen from the rooms around it. The new plan relocated the kitchen so it anchors the main floor from the former dining area, raised the window sill for counter clearance, and used an engineered beam and posts to create a wider connection to the living space. Structural support, revised utilities, custom cabinetry, and new finishes were coordinated through one carefully sequenced renovation.
Structural Wall RemovalTemporary framing carried the load while the enclosing walls came out.Cabinetry, the dropped ceiling, and the designated walls were removed while temporary framing carried the load. The permanent beam and posts could then be installed, and the old plumbing and electrical lines were cleared so the kitchen services could move with the new layout.
The Open Layout Takes ShapeThe rebuilt shell, window opening, and new flooring ready for cabinetry.Once the structural support was complete, plumbing, gas, and electrical rough-ins were coordinated through the open space. Drywall repairs, ceiling work, texture, paint, and flooring followed, leaving the room ready for cabinetry, countertops, and appliances.
Kitchen & Living-Space ConnectionThe finished kitchen, island, windows, and fireplace read as one space.Custom dark wood cabinetry, stone work surfaces, integrated appliances, and final utility connections completed the kitchen. From the living area, the finished view shows how the kitchen, flooring, and main-floor fireplace now read as one connected interior.
Room 2 · Fireplaces
Two outdated wood-burning fireplaces were replaced with clean-lined gas models, creating contemporary focal points for both the main floor and lower-level family room.
Both wood-burning fireplaces were removed as the gas system was upgraded. The main-floor fireplace was integrated into the newly opened living space with large-format porcelain tile and wiring planned above it, while a second gas fireplace now anchors the lower-level family room.
The old living-room hearth becomes the main-floor linear gas fireplace.

Room 3 · Foyer
A narrow arrival with bulky storage became a wider entry that shares light and longer sightlines with the renovated main floor.
Removing the entrance closet, the surrounding non-structural walls, and the unused framed space widened the first view into the home. New flooring, fresh paint, and a front door with frosted glass panels completed an entry that feels brighter without sacrificing privacy.
The same part of the entry changes from a tight passage into a broader, brighter transition.
The finished views show the widened opening, frosted-glass door, new floor, and longer sightline into the home.
Room 4 · Primary Bathroom
The divided layout and damaged subfloor called for more than a cosmetic update. Reworking the footprint made room for better circulation, new mechanical systems, and a calmer set of finishes.
The old partition wall, tiled drop-in tub, and shower projection made the room feel tight and interrupted the adjacent closet. Rebuilding the layout created space for a freestanding tub, fluted-wood vanity, frameless shower, and a consistent mosaic accent carried through the room.
The partition, old shower, and tub surround were removed, and the closet wall was rebuilt flat. After damaged subfloor was replaced, new plumbing and electrical rough-ins, upgraded ventilation, moisture-resistant drywall, and framing for the shower niche prepared the room for waterproofing and tile.
The finished views move from the freestanding tub and vanity to the frameless shower, niche, and mosaic details.
Room 5 · Other Remodeled Spaces
Coordinated upgrades continued through the secondary bathrooms, deck, staircase, bedrooms, landings, storage, lower level, and interior doors.
The broader renovation carried the same careful approach beyond the main rooms. Bathroom details, repaired exterior structure, new flooring, open stair rails, refreshed bedrooms, storage, and replacement doors help the home feel cohesive rather than pieced together.
The same stairwell changes from a closed run with a plain handrail into an open staircase with an oak rail and metal balusters.
